Privacy Policy

NookLocal is operated by 215labs LLC ("NookLocal," "we," "us"). This policy describes what we collect on nooklocal.com and what we do with it. Real estate listings are displayed through the Bright MLS Internet Data Exchange program under our broker of record, United Real Estate Strive 212.

Information you give us

• Inquiries, reports, and match requests: your name, email, and an optional phone number when you ask about a listing, request a market report or home value estimate, download one of our data reports, or ask to be matched with an agent or lender. When you ask to be matched, we also collect what you are trying to do (buy, sell, rent, or finance) and any notes you share about what you are looking for.
• Account: if you create an account, your email and password, or, if you sign in with Google, the email and basic profile information Google shares with us. You can also add a display name, phone number, and profile photo in your account settings.
• Saved activity: the searches and listings you save, and your alert and notification preferences.

Information we collect automatically

• Usage and device data: pages viewed, referring links, and basic device and browser information, gathered through Google Analytics, the Meta Pixel, and Ahrefs Web Analytics using cookies and similar technologies.
• Session recordings and heatmaps: we use Microsoft Clarity to record how visitors move through the site, including clicks, scrolls, and mouse movement, and to build heatmaps of where people tap and stop reading. It shows us which pages confuse people or slow them down. Clarity masks the text you type and the contents of form fields by default, so the addresses and contact details you enter are not captured in a recording.
• Marketing attribution:if you arrive from an ad or a campaign link and later send us an inquiry or subscribe, we store the campaign parameters and ad-click identifiers from that visit (for example Google's gclid), the referring page, and the page you landed on, saved to your inquiry or subscription record. We use this to know which marketing brought you in; it syncs to our customer system along with the rest of your record.
• Recently viewed listings and searches: when you browse signed out, the homes you view and your recent searches (filters included) are stored only in your own browser (local storage) and clear when you clear it. When you are signed in, we also save your recently viewed homes to your account so the list follows you across devices; deleting your account removes them from our servers.
• Approximate location: the homepage can show homes for sale near you using the rough, city-level location that comes with your connection (from your IP address). We read it for that one request and do not store it.
• Spam and abuse protection: on some forms we use Cloudflare Turnstile to tell people from bots, and we may log your IP address and browser type to protect the site. A small cookie also remembers which version of a page you were shown so your experience stays consistent.

How we use it

• To deliver what you asked for (reports, estimates, listing information).
• To respond to your inquiry, which can include connecting you with our broker of record and the vetted local real estate agents or mortgage lenders we think can help. See "How we share it" below.
• To send the emails you opted into: confirmation messages, new-listing alerts for your saved searches, our weekly market newsletter, and follow-up emails about the areas you asked about. Every marketing email includes a one-click unsubscribe.
• To operate, secure, and improve the site.

How we share it

• Real estate professionals. When you ask about a property or ask to be connected, we share your inquiry and contact information with our broker of record (United Real Estate Strive 212) and with the agents, mortgage lenders, or partner brokerages we match you with. We may receive a referral fee or a share of commission from these partners. We introduce you only after you reach out; we do not broadcast your information.
• Service providers. Companies that run our infrastructure on our behalf: Vercel (hosting), Supabase (database and sign-in), Resend (email delivery), Inngest (background jobs), Cloudflare (spam and bot protection), and Slack (internal new-inquiry notifications). Analytics and advertising measurement: Google, Meta, Microsoft, and Ahrefs. We also manage inquiries in our own customer system operated by 215labs LLC.
• Legal and safety. We may disclose information if required by law or to protect the rights, safety, or property of our users, our partners, or us.

We do not sell your personal information.

Your choices

• Unsubscribe from any marketing email using the one-click link in the message, or by emailing hello@nooklocal.com.
• If you have an account, manage your saved searches, alerts, and notification preferences anytime in Account Settings.
• Ask us to access or delete the information we hold about you by emailing the same address. We honor these requests for every visitor, not only where a law requires it. Account deletion is handled by email request.
• Block or clear cookies in your browser; the site still works. Clearing your browser storage also removes your recently viewed list.

Retention

We keep personal information for as long as we need it to provide the site and our services, meet our legal and MLS obligations, and resolve disputes. We remove or anonymize it when it is no longer needed, or sooner on request.

Security

We use reputable providers and reasonable safeguards to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Children

NookLocal is meant for adults shopping for housing and is not directed to children under 16. We do not knowingly collect information from them.
