How the NookLocal estimate works
1. Real closed sales
We start from the sale prices of comparable homes near yours, from the MLS record, not asking prices.
2. Adjustments
Each comp is adjusted for market movement since it closed and for size, baths, age, lot, home type, and location (school district and ZIP), using coefficients fit on tens of thousands of local sales.
3. The county check
Pennsylvania publishes an official ratio between assessments and market value. We blend that county-implied value in as an independent check.
4. The home's own history
When a home has sold before, that sale, grown with its local market since, anchors the estimate. When it is listed for sale, the asking price is weighed in too.
Tested against sales it had never seen (January to June 2026), the estimate's median error was 10.2% for homes not on the market and 4.0% for actively listed homes, across 4,852 sales. Accuracy is tighter in the suburbs than in the city of Philadelphia. We show a clear automated estimate when the data supports one, and where the data is thin we say so.
