The NookLocal estimate
What's your home worth?
Built from actual closed sales in your area and your county's own assessment math. We show the comps and the method, not a black box.
Covers homes listed or sold in Bucks, Montgomery, Berks, Lehigh, and Northampton counties since 2018.
How the NookLocal estimate works
1. Real closed sales
We start from actual sale prices of comparable homes near yours, from the MLS record, not asking prices.
2. Honest adjustments
Each comp is adjusted for market movement since it closed and for size, baths, age, lot, home type, and location (school district and ZIP), using coefficients fit on tens of thousands of local sales.
3. The county check
Pennsylvania publishes an official ratio between assessments and market value. We blend that county-implied value in as an independent check.
4. The home's own history
When a home has sold before, that sale, grown with its local market since, anchors the estimate. When it is listed for sale, the asking price is weighed in too.
Tested against sales it had never seen (January to June 2026), the estimate's median error was 9.4% for homes not on the market and 3.8% for actively listed homes, across 2,449 sales. We show a range and a confidence level instead of pretending precision, and where the data is thin we say so.
